We See Potential Where Others Don't.
Major repairs, code violations, problem tenants, missed payments — the situations that scare off traditional buyers are the ones we evaluate every day.
What counts as a distressed property
Distress comes in two forms. Physical distress: properties needing major repairs, with fire or water damage, code violations, or years of deferred maintenance. Financial distress: properties where the owner is behind on payments, facing foreclosure, or carrying a property that no longer fits their life.
USPB Group works with both. Because we buy directly and structure our own deals, we can consider properties that would fail a traditional buyer's inspection or a lender's appraisal.
Vacant, tenant-occupied, or mid-renovation
We buy vacant properties, including ones that have sat empty for years. We buy tenant-occupied properties — you don't need to remove your tenants first. And we buy half-finished renovations, where a project ran out of money or energy partway through.
Whatever state the property is in, describe it honestly in the intake form. Surprises discovered late are what kill deals; we'd rather know everything up front.
When the pressure is financial
If you're behind on payments or a foreclosure date is approaching, timing matters more than anything. The earlier you reach out, the more options exist — which may include a fast cash purchase, a Subject-To arrangement, or the options in our Save My House program.
We'll be straight with you about what's realistic in the time available. Requesting a review is free and confidential, and it doesn't obligate you to sell.
