Creative Finance. Real Solutions.
Not every sale fits the traditional mold of a new loan and a cash-out closing. Creative finance structures the deal around your situation instead.
What creative finance means
In a traditional sale, the buyer gets a new mortgage, the old loan is paid off, and the seller receives whatever is left. Creative finance rearranges those pieces: the existing loan might stay in place while payments are taken over, or the seller might act as the lender and receive payments over time.
These structures aren't exotic or new — they've been used in real estate for decades. They're simply tools that fit situations where a conventional sale doesn't: little equity, an existing low-rate mortgage worth preserving, a need for speed, or a seller who prefers monthly income over a lump sum.
The structures we use
Subject-To: we purchase the property subject to the existing mortgage, taking over the payments while the loan remains in your name. This can preserve a low interest rate and move quickly, but it carries real considerations you should understand before agreeing.
Seller financing: you act as the lender. Instead of one payment at closing, you receive a down payment plus monthly payments over an agreed term — often at a stronger overall price than a cash offer.
Combinations: many deals blend structures — some cash at closing, payments over time, and an existing loan left in place. The right mix depends on your mortgage, your equity, and what you want the sale to accomplish.
When creative finance fits — and when it doesn't
Creative structures shine when a traditional sale would fail or cost you dearly: thin equity that commissions would consume, a low-rate mortgage worth keeping, a property that won't qualify for conventional financing, or a timeline too tight for a retail listing.
They aren't the answer to everything. If your property is in great shape, you have strong equity, and time isn't pressing, a traditional sale may serve you better — and we'll tell you so. Our review lays out every option we can genuinely offer, with the trade-offs explained in plain language.
